The centre is a four-star, serviced apartment hotel prominently located between Dammam and Al Khobar in the Eastern Province of Saudi Arabia. The iconic new tower is a modern interpretation of local traditions and culture. With inspiration from traditional Saudi Arabian building design, the Al Khorayef Centre stands out with its well-defined stepping volume, yet porous and inviting through its self-shading patterned facade.
The design approach is not only to provide state-of-the-art facilities throughout the building, but also to ensure an integrated public realm that offers easy access, spaces for recreation and, first and foremost, a sense of a place.
The three lower levels feature high-end destination retail, accessed from the ‘retail plaza’, which will function as entrance but also as a vibrant public space with coffee shops.
The 190 serviced apartments are located from level four and up and feature a reception, library and breakfast lounge. A pool and an exercise area are situated at the top floor with a splendid view of the city. The roof offers an exclusive recreational area for the residents.
In order secure a human scale, the tower is composed of several volumes. The volumes are rotated to protect the apartments from the sun and provide them with independent views and private outdoor terraces. The rotated volumes also mean that all apartments vary in shape and orientation, and that each apartment appears unique. The landscape around the tower is continued up through the building, offering semi-public recreational spaces for all users of the Al Khorayef Centre.
Large cuts in the building volume at ground floor level create prominent, shaded entrances to the lobby and retail facilities. On the upper floors, this design approach adds an urban gesture to the amenity. The concept’s setback and positioning of the volumes on the site provide spaces for shaded, recreational green pockets, upgrading the community identity.
